Weston Homes to launch £315M of new residential developments providing 900 more new homes across London and the south east
Leading volume housebuilder Weston Homes has announced it will launch and develop an additional £315 million of new residential schemes this year, providing almost 900 more new homes across London and the South-East with two further London commuter projects at planning application stage offering another 650 homes, adding in excess of 1,500 new homes to its pipeline.
The first of the five projects to launch this year is Tayfen Court in Bury St Edmunds, located on the site of a former 1950s Gasholder works, which will be transformed into a new £42m (GDV) development providing 171 one and two bedroom mixed tenure apartments, complete with 4,529 sq ft of flexible commercial workspace and landscaped communal gardens.In April 2024 Weston Homes will launch Brentwood Central, a £19million (GDV) five storey contemporary residential development offering 60 one and two-bedroom apartments arranged around a central communal courtyard garden. Most of the apartments have private outside balconies or patios with the top-floor apartments having spacious private terraces. Town Quay in London’s Barking is a £53 million (GDV) waterside scheme providing 147 one, two and three bedroom apartments and 9,414 sqft of commercial space designed around a public plaza overlooking the Mill Pond and River Roding. This is a flagship private-public partnership with BeFirst London, the regeneration entity of Barking and Dagenham Council. The first 62 of the new homes are topping out this month, delivering the 42% affordable housing allocation of affordable rent or shared ownership homes. In Summer 2024 Weston Homes will also launch the 85 apartments for sale at Town Quay, for buyers to benefit from this exceptional scheme. Launching around the same time as Town Quay will be Jasper Wharf, a landmark 29 storey residential tower also in Barking, within the Abbey Quay regeneration project. Jasper Wharf will provide 167 one and two bedroom apartments and penthouses for sale, all but one with either a private balcony or terrace. This luxuriously-specified apartment building enjoys far-reaching views across London and is complete with gated parking and extensive cycle bays as well as enjoying the wider Abbey Quay facilities such as the concierge service and Residents’ Hub. Another project starting by mid-2024 will be Bracknell Beeches, a new £130m (GDV) development of 349 one and two bedroom apartments and 3,779 sq ft of flexible commercial space across seven new buildings, from four to 17 storeys in height, complete with communal outdoor areas, ideally located just minutes from Bracknell railway station.In addition to the five new schemes that are underway, there are several additional pipeline projects currently at the planning application stage. One is Thornwood Park in Epping, a £35 million (GDV) residential scheme that will feature 62 two to five bedroom family homes with private gardens. The project will have a leafy and green ‘garden suburb’ ambiance with landscaping, a community orchard and 4.7 acre park.
Also in the planning pipeline in Stanway near Colchester is Viridis, a major residential project providing just under 600 new homes, 30 per cent of which will be affordable homes alongside a wide range of two to four bedroom family homes for sale. The development will have feature ponds, green open spaces and a dedicated cycling route.Weston Homes has had a strong sales start to 2024 with the volume of open market sales more than double those in the same period in early 2023, and the average weekly sales volume is 50 per cent up on that of the last three months of 2023. Weston Homes will continue to look for new sites within outer London and the South East in locations within a 15 minute walk to a railway station including greenfield land, brownfield sites and landmark buildings which could be converted into new residential or mixed use addresses.
